The Making of FR: Check-In 2

Now we begin the nitty gritty and less pretty part, the starting line.

Coordination is tricky but absolutely crucial, especially to have all the technical details and drawings ready so that we can easily cross reference one another.

The Progress: Stripping bare

No items found.

The first move in any project is always to remove and hack away all unwanted fixtures and walls.

In this case, existing Kitchen cabinets provided by the developer. Floor tiles will be left as it is. Walls where a new door opening will be, will also be hacked and then to patch over the rough edges.

Bedroom (s)

No items found.

The wall separating both bedrooms is also removed to make way for the walkway, the first step in combining both rooms.

Existing room doors to each room is also removed and enlarge to improve accessibility, making it a large opening rather than a doorway, since there will be new individual doors to (now new) 2 different sections of a bigger room.

Guest Bath

No items found.

As room is now expanded, the edge of the new room will fall in the middle of the Guest Bath. Existing door to the bath (right side opening in the first image) will have the door removed and sealed.

New door opening to the Guest Bath will now be on the left side, so that it can be accessed from outside the new Bedroom. WC stays in the original position (we can't change it anyway in an apartment), while existing shower and vanity will swap sides; you wouldn't want to enter the bathroom in the shower area anyway.

Electrical works.

No items found.

More often than not, electrical works will run concurrently with hacking works. This is due to the nature of concealed wiring where hacking is needed to.

In order to have sockets on the Kitchen Island, wiring will have to run along the floor too (thus more hacking).

Moving forward: Let it heal.

No items found.

Now that the noisy works (sorry neighbours!) has slowed down, we begin the healing process.

Walls are bring sealed, touched up and built.

Guest Bath plumbing works completed alongside waterproofing.

No items found.

New brick wall bring erected to help terminate a new L-Shaped kitchen counter. It also helps provide a good termination-point for an incoming sliding glass door.

____________________________

While the initial stages are not pretty, we always have to make sure it is coordinated and done accurately, especially for concealed works (plumbing, wiring).

This is to prevent any mishaps, especially when the carpentry works are in. It is paramount that these works tallies and aligns with all cabinet details.

Till then,

Nick
