Cost breakdown to renovate a 10 year old, 1,500 sqft condominium unit

Home renovation is a substantial expense and/ or investment that we may only be involved in, only a couple of times in our lives. So it is understandable that home owners would like to get clarity of what it is going to cost them as early in the process as possible.

However, it is not easy to get an upfront cost without going into the condition of the property, especially older ones. That itself may form part of the brief, apart from new items or elements that would make it their dream home.

Total renovation & furnishing cost: RM350,000

This condominium unit was spacious but dark in the common/ Living area. It was a lot more compact in the Bedrooms, with darker finishes especially with the existing timber flooring.

The Laundry area was also a little too unsightly, even though it was "the back of the house".

A family of 5 ( 3 of them being 9 years old and younger). the strategy to this makeover was to maximise open space while keeping storage at optimum locations. We also wanted to bring in natural light and brighter/ neutral finishes into the home. Below is how we did it.

1. Carpentry: 37%

Carpentry works is truly the best way to create the lifestyle that is required by any families, with regards to storage and counter spaces.

Notable carpentry works:

  • Kitchen island that doubles up as Dining table
  • Full-height wardrobes
  • Platform sleeping and storage @ Kid's Room

2. Wet works: 20%

Wet works usually refers to works that incurs usage of cement.

Notable works:

  • New tiles finishes, plumbing and sanitary fittings for all 3 Baths
  • A more open and sleeker Wet Kitchen/ Laundry space
  • Existing Balcony becomes part of the Living area by turning it into an open Study.

3. Furnishing & fittings: 16%

This portion usually has the highest variation due to personal taste. Some may want to only spend RM2,000 for a sofa, and some are willing to spend RM20,000.

Notable works:

  • Curtains and blinds
  • Bed frames and soft furnishings like pillows and rugs
  • Artwork and decor

4. Doors & windows: 10%

  • Sliding door in the Study, Kitchen and Laundry
  • Shower screens and doors

5. Electrical & ceiling: 10%

  • New plaster ceiling in the entire unit
  • Concealed LED lighting (light trough) on ceiling and cabinets (inside of wardrobes, Kitchen counter spaces)
  • Feature pendant and wall lights

While there are many ways to adjust the portion of a budget to suit your needs, most important is a clear strategy going forward so that we take care of the "must-haves" before going into the "nice-to-haves".
